Acreage Viewing Checklist: Questions to Ask Before You Make an Offer
Acreage showings can be exciting. Between the house, land, views, shops, barns, and extra space, there can also be a lot to take in during one visit.
Having a few questions prepared before the showing can help you slow down and look beyond the features that first catch your attention.
Ask About Water and Septic
Find out where the property gets its water and what type of wastewater system it uses.
Depending on the property, that could involve a private well, water co-op, cistern, septic tank, field, or another setup.
Ask what information or maintenance records are available, and consider what additional questions should be directed to the appropriate professionals.
Look at Access and the Yard
Pay attention to how you enter and move around the property.
Consider the driveway, road access, drainage, fencing, gates, trees, and general condition of the yard. Think about how these features might work during different seasons, particularly winter.
If there are areas of the property you cannot properly see during the first visit, make a note of them.
Take Time With Outbuildings
A shop or barn can be a major selling feature, but size alone does not tell you whether it will work for you.
Look at the building’s layout, access, apparent condition, power, heating if applicable, doors, and how you would realistically use the space.
Ask what information is available about the structure and any work that has been completed.
Think About Everyday Life
Before leaving, take a moment to imagine living there.
Where would you park? Where would you store equipment? How long is the drive to the places you visit regularly? Does the amount of land make sense for what you want to do?
A second visit can also be valuable when you are seriously considering a property.
An acreage is more than a house with extra land. Taking your time and asking questions can help you build a clearer picture of what you are considering before making an offer.
