Some properties are on municipal or co-op water, others rely on a private well. If it's a well, ask about flow rate, water quality testing, and what equipment is already in place.
Septic systems
Most acreages use a septic system instead of municipal sewer. Find out the type, when it was last serviced, and whether it's sized for your household. Worth a proper inspection, not just the seller's word.
Property care, matched to your acreage
A quarter acre in town and a quarter section in the country are two very different commitments. Mowing, snow clearing, fencing, and upkeep all scale with your land.
Zoning and land use
Rural properties fall under county land use bylaws, which affect what you can build, keep, or run on your land. Worth checking before you buy, not after.
