Helpful Tips to Prepare Your Property for Showings

by Karen Cannady

When buyers come to view your home, the goal is simple. You want them to feel comfortable, welcome, and able to picture themselves living there. A positive showing experience can make a real difference in whether a buyer decides to take the next step.

The good news is that preparing your home for showings does not require major changes. Small, thoughtful adjustments can go a long way.

Create a Strong First Impression

First impressions start before buyers even walk through the door. Make sure walkways are clear, safe, and easy to access. Trim back any overgrown landscaping and ensure paths are free of clutter or hazards.

If possible, provide convenient parking so buyers can arrive without frustration.

Make the Entry Feel Welcoming

The foyer sets the tone for the rest of the home. Keeping this space tidy and functional helps buyers settle in quickly. A clean, open entry with a place for shoes or jackets makes the home feel both practical and inviting.

Make It Easy to Explore

Buyers should be able to move through your home comfortably. Unlock doors to closets, storage areas, and garages so they can fully explore the space.

Open interior doors and arrange furniture in a way that allows for a natural flow from room to room.

Emphasize Space and Cleanliness

A clean and uncluttered home always shows better. Decluttering helps rooms feel larger, brighter, and more organized.

Even simple steps like clearing countertops and minimizing personal items can help buyers focus on the home itself rather than distractions.

Consider Pets and Distractions

If possible, arrange for pets to be out of the home during showings. Not all buyers are comfortable around animals, and removing that variable helps create a more neutral environment.

If pets must remain, ensure buyers are informed ahead of time.

Don’t Forget Outdoor Spaces

Many buyers are just as interested in the outdoor space as they are in the interior. Make sure backyard access is easy and that gates or doors are unlocked so buyers can step outside without hesitation.

If you are thinking about selling and want to make sure your home is positioned to show its best, I am always happy to help guide you through the process.
